Building Management

We look after the day to day running of our buildings and upkeep the maintenance of the common area 'assets' - from the signage, gardens and exterior lightings, to shared facilities and equipment like the pool, gym, lifts, air conditioning, BBQ and security system.

Top-quality Tenant Selection

We understand that securing high quality tenants is paramount. We host our open homes, as well as private inspections to meet all our prospective tenants. The applicants are presented to you only after their suitability for the property has been thoroughly assessed through previous rental reference, national tenancy database, employment check and financial capabilities.

Leasing

We understand that minimising vacancy is to maximise the return on your investment. Our policies to achieve this excellent result include re-signing tenants to fixed leases, marketing properties prior to departure and establishing good relationships with tenants to ensure co-operation with the access for open homes.

Routine Inspection

We don't believe just collecting your rent is managing your property. Our property management team conduct thorough regular routine inspections for your investment property and provide thorough reports with commentary and photos to all our property owners.

Rental Income

We deposit funds directly into your account on a bi-monthly or monthly basis depending on your preference. A monthly statement will then be emailed to you with the details of all rental incomes and expenditures. All expenditures that disbursed from rental monies must be approved by our property owners before the payment. We also provide free service for your bill management including the payments for local council rate, water bill and strata levy.

Property Maintenance

To save on the costs for minor repairs, we manage it in a different way - we inspect the issue first. Some of the repairs can be fixed without any costs to tenants/owners, which will save hundred of dollars every year on property maintenance and repairs. When the repair requires a qualified trade person, we will only use qualified tradepeople. And most importantly, all maintenances must be approved by you.

Insurance

We adhere to strict procedures to reduce the risk of rent arrears. However at times circumstances arise which are completely out of our control, it's important to have Landlord Insurance to protect your investment property.

Property Evaluation

We have a team of experienced experts to assess the current rental market and provide you with an analysis of the highest potential market rental for your property. We constantly monitor the market and initiate appropriate rental reviews on your behalf. We won't over value your property in an attempt to win your business; you get the best and honest information without the spin.
